How renting works

From viewing to moving in.

  1. View the home

Book a viewing for any available home. Ask us anything about the area, bills or the tenancy.

  2. Apply and reserve

Submit your application and a holding deposit of up to one week’s rent to take the home off the market.

  3. Referencing

We check ID, Right to Rent, income and previous landlord references, usually within a few working days.

  4. Sign and move in

Sign the tenancy online, pay the first month and deposit, and collect your keys on move-in day.

Tenant FAQs

Good to know before you rent.

What do I need to apply for a home?

Photo ID and proof of your right to rent in the UK, proof of income (recent payslips or accounts), your previous landlord’s contact details and a guarantor if your income does not meet the affordability check.

Do you charge tenants fees?

No. In line with the Tenant Fees Act, we do not charge tenants admin or referencing fees. You pay rent, a refundable holding deposit (no more than one week’s rent) and a tenancy deposit (no more than five weeks’ rent where annual rent is under £50,000).

Is my deposit protected?

Yes. Your deposit is registered in a government-approved tenancy deposit scheme within 30 days, and you receive the scheme details in writing.

Can I keep a pet?

You can ask, and we will not unreasonably refuse a pet request. We will discuss it with the landlord and reply in writing, and the landlord may ask for suitable pet insurance.

What counts as an emergency repair?

Anything that puts people or the property at risk: a gas smell, no heating or hot water in cold weather, a serious leak, no power, or a door or window that cannot be secured. For a gas smell, call the National Gas Emergency line on 0800 111 999 first.
